This is a tough question, as it depends on a lot of factors. For instance, the more items on your criteria list, the harder it is to find a property that is a good fit. On average it takes home buyers 10 weeks to get under agreement on a property, and another 30-45 days to close.
You should get a pre-approval prior to starting your search. Your buyer’s agent can connect you with a lender, or you can find one on your own (though there are many benefits to working with a well oiled team). Without a pre-approval you cannot submit an offer, so you risk falling in love with a property and not being able to act quickly enough!
No, you do not! The more can you put down, the more competitive your offer will be, but plenty of buyers put less than 10% down, and there are programs available that allow home buyers to put as little as 3.5% down (or even 0% if you are a veteran).
In most cases it is FREE to hire a buyer’s agent! Nearly every property listed on MLS will include a commission for the buyer’s agent as a part of the seller’s costs, which means you don’t have to pay a cent. There are rare cases when a property that does not include a buyer’s agent commission, usually a home for sale by owner. In that situation you would be made aware of what the commission would be for you before your agent shows you the property.
The best time to buy a home is when you are ready and prepared to buy a home! There are often more homes available in the spring/summer, but there is also more competition then. Low interest rates are great, but they typically come with higher home prices due to increased demand. The best time to buy should be the most driven by your personal circumstances!
